Simple Tips To Avoid Turning Your Dream Home Remodel Into A Nightmare on Elm Street

Simple Tips To Avoid Turning Your Dream Home Remodel Into A Nightmare on Elm StreetTurning your home from an expired set of walls to your dream castle is the big project you’ve been waiting for - but if you make a few certain mistakes, making your dream castle could turn into a real nightmare.
As top contractors in Dallas, Texas, we’ve been keeping busy with home builds and renovations. We love helping you bring your vision to life, with as little stress as possible. We’ve also learned that while people love doing things themselves, some things are best left to the pros. Because when projects go wrong, we’re the ones fixing it. So whether you’re hiring someone to do the work for you, or you’re doing it yourself, here some important, nightmare saving tips to help your home renovation process go as smoothly as possible.
First of all, you want to make sure you have all the needed permits. Cities and counties have very specific laws that require permits you may not have even thought of, even with the simplest little jobs you want to do yourself. So, play it safe and just assume you'll need either a city or county permit before starting your remodeling project. There may be a fee, and you'll likely wait a few weeks before getting a response, so make sure to work those costs and waiting periods into your costs and action plan. It may be easy to want to sneak past that permit, but that could cause bigger problems later on, when it's time to sell your home.  So make it a priority to just do the process right!
Keep the future in mind and think of the resale value your home will have in the future. Even if you’re thinking of staying forever or of having a special home design that speaks of your individuality and taste, a wise homeowner takes care that his projects are smart and add value to your home. If you pour your money into less important remodeling projects, you likely won't see much of a return on your investment, especially if what you've done turns your home into the highest priced property on the block.  Consider modernized bathrooms and showers, trending open floor plans and water conserving landscapes around the front and back yards.
This piece of advice is purely practical but oh so vital. Do not mix your measurements. You know that old adage that states, "measure twice, cut once?"  Well, here's where it's truth rings the loudest. When you are dealing with the square footage of a floor to the size of a fixture - you can't be off at all.  If you are off by even the smallest amount, you'll not only lose time, but it can drive your costs through the roof... (maybe even literally!) So to be sure to get it right, check the detailed instructions either online or print.  You can talk to the people at your hardware store for further assistance if you're finding all of this to be a true challenge. But what's the best option? Hire a professional contractor.  This is their expertise, right?  You be the visionary. Let the experts make your dream come true.
Lastly, take your time. I know it’s an exhausting process but it’s worth doing it right. When you go slow, you do it right.  It's common to underestimate the costs, time, difficulties and setbacks that can accompany even the smallest of projects.  The more you prepare for the potential for these mistakes to occur, the more less painful shock will be if and when they do show up. This is also a good time to check in with your insurance company to see whether or not your policy will change or if additional coverage is needed either during or after the renovation.

Here at Unique Home Building, we know how badly you want your home to start feeling like your own. But take our word for it. Go slow and get help where you need it. You and your dream home, is worth it.

Simple Tips to Make Your Home Feel More Like Fall Than a Pumpkin Spice Latte

Simple Tips to Make Your Home Feel More Like Fall Than a Pumpkin Spice LattePumpkin spice lattes are something most people look forward to as fall approaches. Summer ends, leaves are turning and you know the dance of pumpkin and cinnamon is just around the corner. So how do you drink in that sweet and spicy flavor all the time? You turn your home into a pumpkin spice latte.

Ok. Not really. But maybe the next best thing. If you’re all about fall and can’t wait to enjoy all the smells, flavors and colors it has to offer, dive into these simple tips and take your love to a whole new level.

Let’s dive in.

Start with smells. Think of the smells of your favorite steamed drink. What do you notice? The strongest smells are of apple, cinnamon, clove, pumpkin and vanilla. So head out and invest in some specific pumpkin spice air fresheners or candles or simply grab a few of your favorite scents and use as desired!

Next, go with color! No need to overdo it, just go with the accents. Think of your favorite fall colors; rustic red, rich orange, forest brown, evergreen, gold and burgundy. Grab some tea towels, accent pillows, tealights and even curtains to switch out for the season? Think about it - it’s a one time investment that you can use ever year to bring back the ambience and flavor you love.

Finally, tantalize your tastebuds with the flavors of fall while keeping your baking skill fresh and hot. Some seasonal favorites you can go with include cinnamon rolls, pumpkin bread, apple crisp, oatmeal cookies and of course, pumpkin pie. Things don’t have to all be sweet. You can make a simple pumpkin and squash soup with freshly baked sourdough bread! As long as you’re including cinnamon, vanilla, clove and pumpkin, things will taste just right.

We know you love those pumpkin spice lattes and it’s our pleasure to help you experience the joy of them all the time. At Unique Home Building, we pride ourselves in being able to create the most welcoming space for both you and your family! Call us to see what we can do for you today!

How to Create the Perfect In-Home Getaway Space for Peace and Calm

How to Create the Perfect In-Home Getaway Space for Peace and Calm
When life gets busy, you don’t always have the option of getting away. But that doesn’t mean you don’t need it. With all the things on your to-do list, meals to make, homework to help with and dishes to clean, you just wish you could be whisked away to an island all by yourself.
The good news is that you can have the alone time you seek but doing just a few simple tweaks in the home that say, “unavailable; peace needed” to all that come near.
Install a sauna for two. These are inexpensive and give you a space to rejuvenate in peace. Bonus? Most kids don’t enjoy it so you’re likely to not be bothered.
Have a peace corner. This  can be a space where you have your favorite prayers or meditations as well as a journal to write your thoughts. Perfect for when overwhelm hits and you just need a place to get centered and let things go.
Put a lock on your bathroom door. Sounds obvious but you’d be surprised at how many people don’t have one or don’t use the one they have. Give yourself permission to escape and not be bothered. You deserve it.
Install a home stereo system with blue tooth and speakers in your most visited rooms. This way, you can put on the calming music you need or the wild and energizing music necessary to get your through the night.
Dimming lights are also a must. Because bright lights only add to stress. Dim lights help encourage a calm environment.
Have you used an essential oil diffuser? These are so helpful as they provide aromatherapy to take you away in your mind to tropical beaches or lavender fields with just a few drops.
Create a reading nook. Make sure that you have a space to comfortably read and escape. Be sure to decorate well with pillows, blankets and little stand for tea. Make it known to your family that when you’re in this space or any of the above mentioned that you’re off limits and they need to let you be.
Sure, this isn’t the end all, but it helps you feel at home when you simply can’t leave it. For additional ideas and support, contact us at Unique Home Building and we’ll get you on your way home!

From Summer To Fall: Simple Decor Tips That Encourage Peace and Togetherness

From Summer To Fall: Simple Decor Tips That Encourage Peace and TogethernessIt’s that time of the year when everything changes. The leaves are changing, the temperature is cooling, kids are back in school and you’ll likely find yourself looking around your home wanting some color and mood changes too. That’s understandable and easy to do. So today, we’re going to share with you some simple summer to fall decor tips that not only go with the season, but encourage peace and togetherness for everyone in your home.

Fall is a time of the weather getting colder and spending more time indoors. But after the craziness of summer, it’s likely that you’ve collected some dust and clutter around the home.

As you head indoors, these cluttered dusty spaces can feel very overwhelming. So before you make any major changes, be sure to go throughout your home and clean out the corners and rooms that have been collecting dust, odds and ends. Clean the surfaces, put things away, get rid of what you don’t need and then move on to design and decor.

To get a new look that’s simple and yours, collect a few of your favorite autumn colored knick knacks and cluster them in corners of your home, on window sills or the mantle. Add an extra touch by throwing in some mini white or yellow pumpkins to the mix.

Speaking of pumpkins, one of the best ways to bring that autumn glow to your home is by grabbing some gold spray paint and painting those mini pumpkins around the home. (my favorite!).

The above can also be done with little mason jars and be used to store cinnamon scented pinecones or tea lights for added warmth and glow.

Another favorite idea is to have a couple reading corners around the house; like a window seat or old chair. Have books, coloring or journals nearby for enjoying. But the best part is to make sure the areas have cinnamon or pumpkin scented candles close by, so as you enjoy your cup of tea in the reading corner, you’ll be lost in an autumn world of warmth and comfort.

Bring the flair to your dinner as well. Use the same above tips to decorate your table with fall aesthetic. Simply choose pumpkins, tea lights and candles as decoration on a table runner!

As you can see, this is easy to do and sets the tone for a warm and inviting home for you and those you love.
