Fast Tips to Help You Figure Out if Building Your Own Home is For You

Fast Tips to Help You Figure Out if Building Your Own Home is For YouIt can be hard to decide if you want to build your own or buy off the market. There are so many things to consider and different things to plan depending on your end goals and finances. The truth is, if you're having a hard time deciding whether to buy or build your own home, you're not alone. From renovation to building from scratch, we at Unique Home Building, are the experts in our field and want to give you peace of mind so you can make the best decision possible.
Here are some basics to consider before moving forward:

Does location matter? You aren’t stuck settling for the perfect home in a non-perfect area. You have the freedom of deciding your neighborhood, school district, development investment and even sense of community.

How in control do you want to be? When deciding to build your own home,  every square inch is customizable to your needs. You can design a kids room perfectly according to their play and learning needs, you can design a master bedroom to suit both his and her preference or even create a chef-suited kitchen where you can prepare gourmet meals. From paint colors to countertops, flooring and fixtures—all of the decisions are made by you.

When you build your own, you can build preemptively. One of the biggest challenges with buying an existing home is that you’re also buying the previous owner’s challenges. A When you custom build your home, you minimize the repair costs and maintenance because everything is new. In addition, many home builders also offer at least a one-year warranty on certain workmanship, which is added protection just in case something stops functioning properly in your new home.

You can build in an environmentally conscious way. New builds are usually more energy efficient than older or existing homes because of new construction standards and higher energy ratings. Some new home builders also use green or recycled materials. These materials may increase upfront construction costs, but they save you money over time because of efficiency of heating and use.

There are several benefits to building a custom home, but what’s most important is quality craftsmanship and service. At Unique Home Building, we specialize in quality work and service. If you are interested in creating your own unique home, contact us today for more information!

How The Right Home Remodel Plan Can Both Save and Make You Money

How The Right Home Remodel Plan Can Both Save and Make You MoneyWho wouldn’t want to remodel their home if they knew it would both save and make you money? Well the truth is, the right plan can get you there and we have the tips you need to make that plan! At Unique Home

First tip? Start slowly. List the things you want to change and the updates you would like to make. Don't worry about organization, just write it all down. Take a guess on how long you may want to live in the house. If you're planning on selling, talk to your realtor and make a selling plan.

Second tip? Once you have made a plan, do research or talk to a realtor to see what sort of return those improvements may bring. Some improvements will add considerably more value to your home than others. Realtors are such a valuable resource in this process! Utilize them!

Third tip? Start with one room at a time. Make the commitment to tackle one room at a time. Whether it's a simple coat of paint or knocking down a wall, by tackling one room at a time you keep projects achievable.

Fourth tip? (Which could have been the first tip) Make a list of all the things you dream about doing and break down your list into sections that help you get an idea of the time each task will take. This will help you not only get but see results in real time.

Fifth tip? Make sure you schedule your projects in the time frames you can actually complete them, that fits your level of comfort and budget frames. That's a big one right there. It's important to stay within your comfort zone or else it will be stress filled and frustrating.

The truth is, you don't have to spend a fortune on a home remodel that isn't meant for you. Spend your time and money on the changes that will both increase the value of your home and increase the value of the life you’re living.  And when you’re ready, call the contractors at Unique Home Building. We want to help you on this journey to make it as wonderful, simple and money saving as possible.

How to Create the Perfect Stress Free Sanctuary Right in Your Own Home

How to Create the Perfect Stress Free Sanctuary Right in Your Own HomeLife is is crazy and sometimes you just need to get away. But family, work and animals need you, so what are you supposed to do when you just can’t get the break you need? The solution is actually much more simple than you may realize; create your getaway in your home. This is one of the most common complaints I hear from people when they’re ready to redesign or build their homes. They want to know how they can have a home that feels good and also gives them space to be alone and unwind.

So what makes an in-home sanctuary? Many things. We’ve compiled some of the most common things people do and want to create that special place so you can look through and see which ones feel right for you.

Where to have it.
When choosing a space, make sure it’s comfortable. It can be a corner of a room with a special chair or even a whole room. But make sure that wherever you place your space, that you place it away from the TV. Televisions and movies are distracting and can be stress inducing when you need peace and quiet, so choose a place that lets you keep that noise at arms distance.

Things to have in your special place.
Make sure that the things you keep in your special place make you feel good and calm. Have plants around; big ones and small ones. Maybe keep a little fountain or essential oils diffuser. Depending on how big your space is, you could have a corner that stores pillows, yoga mats and even blankets, to keep you comfortable and invite you to rest. Candles are a good addition to create a spa like or rest inducing environment as well. Other things you could also include could be books, journals, pens and coloring pencils or markers.

Things not to have in your space.
There are also things you don’t want to have in your space because they take away from your ability to really relax and let go. I already addressed staying away from tv, but the truth is, you want to keep most electronics and especially computers out of this zone. The only exception should be music. Also keep stress triggers out. For example, if finances are stressful, don’t have bills or deadlines visible from your getaway space.

Lastly, I’ve found that having a chocolate and tea station or stash is a great little addition to your space. It helps to create it as a little place to even go spend 15 minutes if that’s all you have.

As you can see, it’s not that complicated. You can create a whole room or just a section of your home. But of course, we recommend the room! For additional ideas and support, contact us at Unique Home Building and we’ll get you on your way home!

Tips to Update Your Growing Child's Bedroom

Kids grow up fast. It can be hard as a parent to come to terms with the fact that our babies aren’t going to stay babies forever. If your kids want to be treated as being more mature, it might be time to put away the stuffed animals and give them a big kid bedroom overhaul.

Floors – Thick flooring and carpeting is ideal for babies crawling and learning how to walk. Now that you little one isn’t so little, consider hardwood floors with an area rug to make cleaning a breeze and to give your kid’s room a little bit older of a look.

Windows – Windows give kids a great opportunity to draw on their imagination from the world around them. As your kids grow, opt for window coverings that are more grown up like drapes with built-in tie backs. There’s a lot of freedom here as far as design, as there are plenty of color and pattern options to give your child the room of their dreams. If they need a little more help staying asleep, black out shades are a great way to keep the room in an ideal sleeping condition.

Window Seat – A window seat is a great furniture option for the child who likes to spend a decent amount of time in their room. Bay windows can make this process much easier, but they are by no means a requirement. We can have our contractors build a bench-style seat under the window. These spaces are great as they can double as extra storage.

Lighting – Some kids have trouble sleeping. Changing the room light to run on a dimmer can help prepare them for sleep by bringing down the harshness in the evening. For those kids afraid of the dark, look into an outlet-mounted nightlight for added security.

Furniture – As your child is getting older, they may feel that their bed or other furniture is too childish for them. Consider upgrading their bed to a loft. Lofts provide the benefit of freeing up floor space in your child’s room. Installing built ins for clothes, trophies, or books can be a great investment, or even an armoire for a television and gaming system, clothes, or other hobbies.

Get Vertical – Utilizing the ceiling is a great way to increase storage. You can put in netting above the bed to store soft toys or flower hanging hooks for hang storage units that can be used for clothes or light toys.

Learning Center – Take out the baby bouncer and give your child a multipurpose desk that will inspire learning and creativity. The possibilities here are endless. You can consider a magnetic surface with numbers and letters, a musical keyboard, or arts and crafts supplies. Get creative here.

Fresh Paint – Your child will always be your “baby”, but that doesn’t mean you have to treat them as such. Transition from the nursery themed colors of powder blue or pastel yellow to a more versatile earth tones that will be appropriate for your child for many years. Other ideas would be to put in a blackboard, whiteboard, or drawing wall, add boarders to accent, or put in an accent wall for added style.

No matter what age your child, our contractors at Unique Home Building are here for you and your family as you grow and develop. Let us know how we can help on your next project, no matter what it is!

Tired of Picking Up Toys? Here's How to Plan a Great Playroom

Giving your children their own playroom can be a great experience that will be a creative process for everyone involved. At Unique Home Building we are ready to help you tackle your dream playroom for your kids, big or small.

The imagination and creativity of children is unrivaled. Their playroom should be a place to embrace and inspire those traits. It can be exciting to think about all potential design ideas for this space, but it is important to consider logistical aspects such as the layout and storage spaces. Don’t let this overwhelm you. Instead, embrace the challenge so that you can design the best room for your child!

The ideas for décor in this room are endless and when done right, the décor can do a lot to further inspire a child’s creativity. With the right amount of organization and style, you will end with an incredible result. As you dive into this design adventure, don’t devalue the input and interests of your kids. Their incredible imagination coupled with your expertise and guidance can provide even better results. Here are some ideas that can help you get started:

Space – Before you begin laying out the room, pay close attention to the amount of space you have to work with. A larger room is obviously going to give you a little more freedom. If it will be for more than one child, you will have to plan out both communal and personal space. If the playroom will be a part of a bedroom, the layout will need to be completely different. If you have no space limitations, it might be good to leave the center of the room open for creative freedom and put storage and/or seating along the walls.

Make sure to include ample table space as it is essential to many children’s play activities. If the playroom will be a part of a bedroom, layout become a bit trickier, but there are still plenty of options. With a bed mostly taking up a substantial amount of wall space, consider putting table space towards the center of the room.

Kitchen Floor Options - What You Need to Know

Decision Making in the Remodeling Process Can Be Overwhelming. Don’t Fear – We Can Help

Making the decision to do a remodel is the first and easiest decision you will make in the remodeling process. With so many decisions that need to be made that can often seem endless, it is of the utmost importance to find the right contractor who will walk you through the entire process. Here at Unique Properties in Dallas, we make it a priority to take you step by step through your remodel. The possibilities are endless. You can have us create a unique plan for you or bring your own plan to us and you will get a quote that you can rely on to be accurate and timely. Call today for a free consultation at (214) 533-0716 or visit our website at www.uniquehomebuild.com/

One decision you will have to make in a major kitchen remodel is choosing a kitchen floor. An article from HGTV’s website says that “your kitchen floor, besides being practical and durable, is a major design statement as well. The floor you choose affects every other element of your design and with the variety of materials, colors and textures available today, your choices are nearly endless.”

Here are some specific suggestions from HGTV when it comes to choosing your kitchen floor.

Stone/tile – A great choice for areas with heavy traffic. Ceramic tile comes in a wide variety of styles and colors, has options for borders and designs, and is very durable.
Wood – A very popular choice in modern kitchens. It provides your kitchen with a warm look and feels great to walk on. Prefinished wood floors are another durable option ideal to handle heavy traffic and protect against water stains. For a cheaper option, there are high-pressured plastic laminates that will give you a wood look for less money.
Cork – Durable, water resistant, and reduces noise from impact. Cork is very versatile and has a large assortment of color options.
Vinyl – If you are on a tight budget, this is your best option. You will still enjoy the benefits of a wide variety of styles and colors that come in the form of sheets or tiles.
Limestone – This flooring option will require a bit of maintenance due to its porous composition. You will need to seal it immediately after installation and twice a year after that. However, it is a beautiful natural stone that will give your kitchen a great Old World look.

Ready To Upgrade that Old Bathroom Floor? Read These Tiling Tips First!

Ready To Upgrade that Old Bathroom Floor? Read These Tiling Tips First! There’s nothing worse than waking up in the morning and walking your tired feet onto a floor that’s old and cold. Think of the last hotel you stayed at. Wasn’t it so much more refreshing to feel the texture of gorgeous tiles on your feet when you woke up? It’s like waking up to a spa. And we think that if your bathroom is ready for such a luxurious upgrade, that it should get it.
So what are your options? Well your first option is to hire a contractor - someone who can show up and do what they do best, while you sit back and wait for the transformation, or do it yourself. It can totally be done by you, but it’s precise work that will definitely take careful skill, patience and measuring. But that’s why we wanted to share these important tips with you; so the job gets done beautifully without fail.
Buy the Right Amount Tiles
You should always buy more tiles than you think you need. It’s always wise to go beyond your need by getting 15 to 20% more than you expect to use. This protects against breakages, miscalculations, and difficulties in cutting to size. You can keep spare tiles in reserve in case any tiles become cracked in the future. Alternatively, some retailers may allow you to return unused tiles for a refund.
Properly Prepare
It’s important to make sure you finely clean and smooth the surface on which you are laying the tiles, whether it's a floor or shower wall. Otherwise, the debris will prevent you from being able to lay them evenly or get a solid adhesive. If you're tiling on a wall, remove any wallpaper. Use a light sander on the surface. An exception to this is if you are laying new tiles on top of existing tiles or. This can be done, but you should clean the old tiles and dry them first, and then scour them lightly to give a better grip. (DoItYourself.com)
Choose the Right Adhesive
Make sure you always use a waterproof adhesive for any tiles that are around a bathtub or shower. Even the best-fitted tiles can let some water leak through to the adhesive, and non-waterproof adhesive will decay and crumble, eventually causing your tiles to crack and break and create a home of moisture and mildew. You don’t want that to happen!
Those are the basic tips you want to keep in mind when tiling your own bathroom floor so you can avoid some of the most common mistakes. But remember, there are still the details of tile laying that you only want to do if you’re prepared to do it well. Tiling is an intricate art that requires care and precision.
So if you’re ready to do this yourself, go for it! But if you choose you’d like help in the process, contact the contractors at Unique Home Building and we’ll walk you through it all.

Need to Spice Up Your Home? Wall Art Gets the Job Done

Giving your home a much needed face lift doesn’t require you to gut the living room or launch a major kitchen remodel. Read further to find out how to transform any home into a welcoming space that reflects you and your family’s personality and taste.

Living in a home or apartment with completely barren walls can be boring and depressing. There’s no need to fear! The solution is to simply add some life and character to those walls creatively and stylishly. The wall décor market is seemingly endless and you can find pieces in every shape, size, and style. For a very low cost and effort you can transform all the rooms in your home for the better. Here are some helpful tips to give your home new life using the wonders of wall art.

1.     Don’t Settle for Conventional – Wall art is most commonly seen as posters or paintings, but that is not always the case. By thinking outside the box just a bit, we can utilize clocks, sculptures, wood and metal pieces, and mirrors to create new life in every room. Also, don’t rule out using negative space to your advantage. Conventional wall art is just as viable an option, but don’t let it limit you to great alternative options. Need more inspiration? Pinterest has an endless supply of great inspiration.

2.     The Magic Number – There’s something about the number three that the human mind is attracted to. Wall sets of three are no different as they are the latest trend in home décor. This also opens up the possibility to buy a three piece set by the same artist. Often times artists will sell sets that are designed to be displayed together and buying a set will tie in a theme to whichever room you’re decorating. You can further compliment these sets with indoor plants to “frame” the pieces.

3.     Make the Art Your Own – If you make the decision to invest in wall art for your home, it’s safe to say it will stay for a while. Because of this fact, you should be extra careful to make sure whatever you pick is going to be something you will enjoy looking at every day. One way to ensure that this happens is to strive to buy art that you feel will accurately reflect your personality and interests. While certain pieces will surely wow your guests, put your own interests and taste first. After all, it is your house.

4.     Size Matters – Size is an incredibly important factor when deciding on what wall art you want to put on display in your home. Small pieces will not look good on your biggest walls, and trying to squeeze big pieces into smaller areas can look messy and crowded. You also want to be mindful of crowding out smaller pieces or furniture with one piece that is too big in close proximity. It will be helpful to measure your empty wall space before purchasing any art. Plan out your scheme before hand so you know generally what to buy.

If your home is starting to seem boring and dull, adding art to the walls is a fast and easy way to brighten the mood. If you already have more art than you know what to do with but desire bigger and bolder changes, contact our contractors at Unique Home Building. We look forward to your call so we can discuss all of your available options. Love your art. Love your Home. Live Unique.

Green Tips to Help Prepare Your Home for a Remodel

Remodeling your home will undoubtedly be a complex process. Make it easy on yourself by mindfully preparing your remodel space before the process starts. This will hopefully help the remodel be a much smoother process. In the event that you opt for a green remodel in your home, doing a deep clean and de-clutter in the renovation areas beforehand will grant you less stress and more peace.

De-cluttering the areas that are going to be renovated is priority number one in preparation of the work being done. If you have piles of belongings that haven’t had a purpose in your home for years, it’s going to add a lot of stress when the contractors arrive if you have to then quickly find new space for all that junk or make on the spot decisions about what to keep and what to throw out. Instead, make sure that you mindfully go through all of the storage spaces in your home – containers, shelves, and dressers – and only keep what you need. It will be hard, but you need to be strict with yourself here. You’ll benefit in the long run when your furnishings are easier to move, allowing you to clean hidden spaces and move your furniture back into place easier after the remodel is over.

It will be important to keep the rest of your home that is not being remodeled clean and organized through the remodel process. The remodel will make your home messier than normal, especially in and around the area where work is being done. Keeping the rest of the house clean will help reduce the subconscious stress that can come from a messy, unorganized house.

More often than not, “green minded” people are the ones opting for a green remodel in their home. For some quick motivation heading into this new and exciting remodel journey, here are some simple recipes for DIY, natural and totally green home cleaning supplies.

Ingredients:

      Lemons
      Baking soda
Essential oils (lemon, orange, thyme, eucalyptus, tea tree, etc.)
      Castille soap
      White vinegar
      Spray bottles

Window Cleaner: This will be great for all of you vinegar lovers. Fill a spray bottle with three tablespoons of vinegar and two cups of water (for a bigger recipe – use ½ cup of vinegar with a gallon of water) and apply directly to windows. This solution is very effective, but be warned, it does not have the most pleasant smell. If you require something that smells better, a lemon juice and club soda mixture will do the job just as well. Make sure to use a lint free cloth to wipe down your surfaces when using lemon juice. Alternatively, you can add a little bit of no pulp lemon juice to the vinegar mixture to help with the smell.

All Purpose Disinfecting Spray: Another easy recipe. Just mix two cups of water with a few drops of castile soap, then add around 15 drops of your favorite essential oil (e.g. eucalyptus oil). Spray this on almost any surface in your home – wall and countertop fixtures, changing tables, tables, appliances, and more. Using this on glass will cause streaks from soap, so use the vinegar solution instead. Another option here is to use Eurospa Aromatics Eucalyptus Shower Spray. Not only will you make every shower better, using this spray will clean the air in your home.

Mold Prevention: The presence of mold in your home can present real danger to you and your family. It is very hard to eradicate completely once it has made its way into your home. For these reasons, start with mold prevention. Another easy solution – two cups of water and five drops of both tea tree and thyme oil into a spray bottle and you’re good to go. Use this spray on walls, closets, bathrooms, and behind furniture and follow it with a wipe down. Tea tree oil is anti-septic an anti-microbial which will stop mold before it starts.

We hope you found good use in these tips. Let us know how they work! If you’re looking for green home renovation and remodeling in the Dallas, Texas area, give Unique Home Building a call today and tell us how we can make your house a dream home!

Upgrading One Simple Tool in Your Home Can Be Life Changing

This tool gets a lot of use in your house on a daily basis

Often times this tool is too small, not deep enough, made with the wrong materials, or old and outdated. This tool gets used multiple times every single day, most likely by multiple people in the family. Even though it gets used so much more often than your table saw or power drill, most won’t think to spend the small amount required to make drastic difference with the right upgrade.

The tool we’re highlighting is the kitchen sink. The activity center and hub of the kitchen. Upgrading from one sink space to two or three can make all the difference in the world. Increase your sink’s depth if you’re tired of having to dry your clothes off from splash back every time you clean a dish. Sick of working tirelessly to clean enamel? Stainless steel could be your answer.

There are certain “experts” saying that no one washes dishes anymore, and thus double bowl sinks are irrelevant in this day and age. I don’t know where these so called experts are getting their facts, but with multi-family homes on the rise in America and so many other factors at play, it seems as though doing dishes is still a very real task that occurs. Double sinks can help with the feeling that your kitchen is overrun with dishes.

The reasons for going with an enamel sink are obvious. They look great. The downside: they get stains easy and will wear out over time. Solid surface sinks are a breeze when it comes to cleaning, but chipping is a very real issue. If both of these concerns present a real problem for you, consider going with the durable, relatively easy to clean option of stainless steel. If you do decide stainless, it will most likely be a good idea to get an under mount to prevent a food trap under the lip and protect against leaking.

The faucet is just as important as the sink itself. A nice, new faucet can make all of the difference in your kitchen. With all of the different options out there, the general consensus is to just buy quality; looks come second. Don’t just suck it up and deal with it if your faucet breaks or starts acting up. Yes, a faucet can cost just as much as a new sink, but in the long run it will be money well spent.

Superpages.com has a few tips for house fire restoration. Their full article can be found here.

House Fire Restoration Do’s and Don’ts

As overwhelming as it might seem, the most important thing to do after a house fire is to begin restoration as soon as possible. This will help you avoid experiencing future damage on your home. Of course, entering your home immediately after a fire has the potential to be dangerous. If the fire and/or water damage is severe enough, the structural integrity of your home could be at risk and there can be a number of electrical hazards. The first order of business in your restoration should be to get in contact with a professional fire damage contractor. Regardless, here are some do’s and don’ts to keep in mind as you begin your restoration so that you, your family, and your home can stay safe.

House Fire Restoration Do’s

First things first – immediately after a house fire, contact your homeowners’ insurance agent
Find a restoration company so they can start cleanup, repair, and restoration as soon as possible
You want a restoration company that will work directly with your insurance company. They will ensure that you get the settlement you deserve

I cannot stress enough the importance of immediately contacting your homeowners’ insurance agent as soon as the fire has happened. Fire and water damage need to be dealt with quickly and efficiently, as mold and mildew can grow within 24 hours after the fire. You want a company to work directly with your insurance company so that they have a working relationship. In doing so, you will keep your out-of-pocket costs low and find a reasonable settlement. This will also guarantee that the restoration company hires great contractors who utilize good business practices and will work with you and your unique needs.

House Fire Restoration Don’ts

Don’t try to cleanup any fire damage on your own
Don’t, under any circumstances, enter your home after the fire
Don’t tamper with anything inside or around your home after the fire

Your home will be dangerous after a fire. Doing restoration on your own is not only dangerous but is a lost cause, as restoration calls for professional equipment and expertise. Entering your home after a fire will put you in unnecessary danger and can inflict even more damage on your home. If you tamper with anything inside or around your home after the fire, the insurance company’s estimate can be negatively affected as they won’t be able to examine your home in its original state.

House fire restoration is a serious task. Because of this, you should always leave it up to a professional company who has the resources, experience, and expertise that is required to get the job done right. For more information on do’s and don’ts of house fire restoration, contact a professional restoration company.
