Make it clean. A clean home implies that it’s been well taken care of. Buyers especially tend to scrutinize the kitchens and bathrooms, so pay close attention to those spaces.. Caulk and repaint to give the moisture-prone rooms a fresh and clean look. Deep clean the floors, including carpets and rugs, making sure to rid them of any ugly stains and odors they might have accumulate. Organize all rooms, and wipe down all surfaces and cabinets in great detail before showing your home. If that sounds too stressful, hire someone. You’ll lose far more in the end if you neglect this point.
Pack and send. A cluttered and messy home turns off buyers and also makes your house look smaller. It’s also harder for someone to imagine living in a space that is still very much being ‘lived in’. So pack up what you don’t need and move it either to your new home or put it into storage. Start with excess furniture, toys and personal decorations, such as family photos. Pack up things you don't use on a daily basis, and put them in storage or ask a friend to hold onto them. All you need are some simple and clean earth tones to help your home feel fresh and new. Don't forget the trim and molding, and outdated or worn cabinetry as well. Small touches make a big difference.
Hardware updates. Repair or replace broken, missing or outdated hardware throughout your home. Install new faucets, rods, door handles and towel bars. These are the fixtures that are obvious and visible to homebuyers and can be improved inexpensively. New hardware in the bathroom, kitchen and on windows and doors also improves the functionality and safety of these components.
Better lighting. Now that your home has a fresh and newer look, you’ll want to Install new bulbs with the appropriate lighting and ambience to match each room. For example, ambient, low-key lighting fills a room, whereas directional or task lighting works better in areas like a reading nook. Use accent lighting to highlight focal points in a room, such as the artwork above a mantle, to draw buyers' attention to certain selling points.
Dining Table. What feels more fresh and welcoming than a dining table set with flowers, plates, cloth napkins and silverware? This is most easily done by keeping place settings handy for your tables in a nearby cupboard, so you can quickly set them out right before showings or an open house. Pull out all the formal stops for a dining room, and keep the table casual in the kitchen.
Add more green. Green is the color or life and vibrance - what every person wants in their homes. So grab some beautiful plants and place them at random places in the house. A good rule of thumb is to have 2 - 4 plants in each room. Make sure they are all healthy, without brown leaves or dust (if you choose to get silk plants).
