The Crespi/Hicks estate is currently the most expensive home on the market - listed at $135 million.
 

Currently, the most expensive private residence on the market is not in the Bay Area or New York City, as many would naturally assume, but deep in the heart of Dallas, Texas.

Dallas Home Prices Up on Low Supply Says Dallas News

Dallas-Fort Worth home sales hit highest mark for a January in six year - Steve Brown


Now is the perfect time to improve your property with a room addition, refinance and remodel, or build on your own lot.
The North Texas housing market started the new year at a torrid sales pace.
Almost a quarter more homes were sold in January than in the same month of 2012, with prices edging up nearly 10 percent.
Real estate agents sold 4,733 pre-owned single-family homes — the largest January total since 2007 and the second-highest volume for the month in a decade.
January is typically the slowest month for home sales, but not this year.
“It seems like we are getting a jump-start on the selling season,” said Dr. James Gaines, an economist with the Real Estate Center at Texas A&M University. “If this is any indication, by the time we get to March and April, the housing market could be white hot.
“Or it could be dead because there isn’t any inventory on the market,” Gaines said.
In January, fewer than 22,000 pre-owned single-family homes were listed with real estate agents for sale, according to data from the Real Estate Center and the North Texas Real Estate Information Systems.
That’s only a 3.4-month supply and the lowest number of houses for sale in the area in more than 10 years.

Can't Find A House to Buy In Dallas? Prices Being Pushed Up!

Seasoned Realtor Says Inventory is Lowest He's Ever Seen.

There are only about 2.8 months worth of single-family housing inventory on the market, which is less than half the normal six-month supply, Ted Wilson, president of Dallas-based Residential Strategies, told me Tuesday afternoon. Residential Strategies tracks North Texas' housing market.
"That's as tight as I've ever seen it," Wilson said, about the 2.8-month supply of homes. "People are not putting their houses on the market right now."
 Actually, there are several forces at work.  Some are waiting to sell until their homes are above water.  Now that they can see some hope of avoiding foreclosure, they are holding on.  Partially it is due to the same attitude on the part of bankers holding distressed property.  They hope to lose less or make money through appreciation or keeping borrowers in their homes.

But if you ask the local realtors what is really going on, they'll point you to cash investors, both private and large national corporations, grabbing anything that looks like a good rental.  These buyer come with cash and they are in for the long haul.

Whatever the reasons, low inventory and hungry buyers are driving home prices up in Dallas.  This means you can probably get a decent refinance today to use for the long needed remodeling job.
